Answers to the questions we're asked most. For anything else, contact our team.
Often not, but it depends on the house, its history and where it is. In England, a single-storey rear extension of up to 3 m (4 m on a detached house) can usually go ahead as permitted development, and up to 6 m (8 m detached) through the council's prior approval process. Most rear dormers within 40 m³ (terraced) or 50 m³ (other houses) are also permitted. Conservation areas, listed buildings and removed rights change the answer. We confirm the position at survey, and a Lawful Development Certificate gives you formal proof.
Almost always for an extension, a loft conversion or a garage converted into living space, even when planning permission isn't needed. Work is inspected by local authority building control or a registered building control approver. Keep the completion or final certificate, because you'll need it when you sell or remortgage.
If work affects a shared wall, is built on the boundary line or involves digging close to a neighbour's foundations, the Party Wall etc. Act 1996 may apply. As the building owner, you serve the notice: generally two months before work to a party wall, and one month before excavation or a new wall on the boundary line. We flag it at survey and can coordinate with a party wall surveyor.
On domestic projects, the client's duties under the CDM Regulations 2015 normally pass to the contractor or principal contractor. The Building Regulations also set out dutyholder roles, including a principal designer and principal contractor on projects with more than one contractor. We confirm who holds each role in writing before work starts.
After a site visit, not from a guess over the phone. You receive a written, itemised quotation that shows what is and isn't included.
